As soon as you have made the decision to sell your property we would advise contacting your solicitor to avoid any unnecessary delays once you have found your buyer. This is especially important is you are seeking to use the funds to buy a new property and are part of a chain.
Solicitors are required to send a written quotation which highlights the likely fee and outlay for this sale.
Once we are in receipt of instructions we will acquire the title deeds to your property and obtain all the necessary property certificates and searches on your behalf.
When you find a buyer and accept their offer, we will draw up the contract for sale and provide the purchaser with all the necessary documentation as promptly as practicable and ensure that any queries raised are dealt with as quickly and as easily as possible.
Once the contract has been signed and a date for completion has been set, we will correspond with your mortgage provider and ascertain how much it will cost to redeem your existing mortgage on the property at the time of completion.
On the day of completion, you should ensure that all readings regarding utilities, electricity, gas and telephone have been made. You should also inform the Rates company of your sale. Finally, remember to leave the keys with the Estate Agent.
